Chicago market

Chicago kitchen + bathroom remodelingRemodeling Chicago homes with the building in view.

The room may be private. The plumbing stack, ventilation route, service elevator, loading area, and permit record often are not. We identify those constraints before cabinetry or tile locks the plan in place.

Read the building before drawing the room.

In Chicago, similar-looking rooms can require different planning paths. A single-family masonry home, a condominium in a multi-unit building, and a property with landmark status can each introduce a different approval sequence.

Cardea reviews Chicago inquiries by address, building type, room, and proposed scope. That context helps reveal whether association documents, shared systems, preservation review, delivery restrictions, or inspections need to be investigated before a construction schedule is discussed.

The address reveals the building, permit office, and access rules.

Chicago neighborhoods we review

  • Near North Side, including Gold Coast
  • Lincoln Park
  • Lake View
  • North Center

These are neighborhoods or community areas within the City of Chicago, not separate municipalities.

These neighborhoods mark Cardea’s current Chicago focus. We confirm availability after reviewing the address, room, scope, schedule, and building conditions.

Key facts for this market.

Verified against the official sources listed below on 2026-07-26.

Share of Chicago housing built before 1940
39%, about 496,000 units. Pre-war construction is the single largest block of housing in the city, which is why stack location, chase routing and existing service capacity decide so much of a Chicago remodel. Source
Single-family detached share
26%. Roughly three quarters of Chicago housing is attached or multi-unit, so most projects answer to a building as well as to the Department of Buildings. Source
Unit size
61% of units have two bedrooms or fewer and 13% have four or more. Where a second bathroom or a larger kitchen comes from is usually the central design question rather than an afterthought.
Median year built and value
1951, with a median owner-occupied value of $315,200 across 522,179 owner-occupied homes.
Source and vintage
US Census American Community Survey 2023 5-year estimates, tables B25034, B25024, B25041, B25037, B25077 and B25003, for the City of Chicago, retrieved and checked on 2026-08-29. These are sampled estimates with published margins of error, not a full count, and they describe the city rather than any single neighbourhood. The municipal requirements elsewhere on this page carry their own, earlier review date. Source

What the citywide housing mix implies for a Chicago remodel

Figures are US Census ACS 2023 5-year estimates for the City of Chicago as a whole. Neighbourhood conditions vary widely around these citywide numbers, and a single building can depart from them entirely. Confirm conditions at the specific address before relying on any of it.

Four layers worth identifying early.

The right questions depend on the property. These are practical screening topics for the first review, not assumptions about a particular home.

Building and ownership type

Confirm whether the home is single-family, condominium, cooperative, or another form of shared ownership. For a condominium, request the declaration, alteration agreement, contractor requirements, and the association’s written approval path.

Shared systems and access

Plumbing stacks, shutoffs, ventilation routes, electrical service, elevators, loading areas, and debris paths may extend beyond the room. Identify building-controlled elements and access restrictions before the scope or sequence is fixed.

Permit and inspection sequence

Moving walls or changing plumbing, electrical, ventilation, or structural work can affect the permit route. Establish which inspections must occur before framing, piping, wiring, waterproofing, or mechanical work is concealed.

Landmark or district status

Historic status does not automatically prevent an interior remodel. It can matter when the work affects designated features, exterior vents, openings, windows, doors, or other visible elements, so the property record should be screened early.

Resolve the constraints while changes are still cheap.

  1. Who controls the permit for this address, and what parts of the proposed scope require review?
  2. Does the association or building manager control any affected system, access route, shutdown, or work hour?
  3. Will any new ventilation, window, door, or exterior penetration affect a protected or shared feature?
  4. Which approvals and inspections must be complete before materials are ordered or work is covered?

Common questions about remodeling in this market.

How old is Chicago’s housing stock, and why does it matter?

39% of the city’s housing was built before 1940, the largest single block by a wide margin, and the median owner-occupied home dates to 1951. Age is the strongest predictor of what a remodel actually involves here: where the waste stack runs, whether a chase exists for new ventilation, and whether the electrical service can carry a modern kitchen. Figures are US Census ACS 2023 5-year estimates for the City of Chicago.

Does the building have to approve the work as well as the city?

For most Chicago addresses, yes. Only 26% of the city’s housing is single-family detached, so roughly three quarters of projects sit in an attached or multi-unit building. That means a declaration defining what is owned versus common element, shared risers and ventilation, and scheduling for loading and the service elevator. Those approvals run on a separate clock from the municipal permit, and we start the slower one first.

Can a Chicago unit gain a bathroom or a larger kitchen?

Often, but the space is almost always borrowed rather than added. 61% of Chicago units have two bedrooms or fewer, so the question is which closet, hallway or existing bath footprint gives it up, and whether the waste line and joist direction allow a fixture group to land there with proper drain slope. That is settled during design, not during construction.

Where do these Chicago figures come from?

The US Census American Community Survey 2023 5-year estimates, tables B25034 for year built, B25024 for units in structure, B25041 for bedrooms, B25037 for median year built, B25077 for value and B25003 for tenure. They are sampled estimates with published margins of error rather than a full count, and they describe the whole city. Lincoln Park, Lake View, North Center and the Near North Side each depart from the citywide mix, so treat these as a starting point for scoping rather than a description of your building.
